This unique passive solar home on the Kings River was designed and built in the early 90s by Lieutenant Colonel A.J. Smith and his wife Margarette (Choyia). When considering where to retire after a distinguished Air Force career, Colonel Smith’s research led him to this northern Arkansas region for several reasons, chief among them was his determination that this was one of the “safest” areas in case of a nuclear strike.
The home was built not only for energy efficiency but also as a place to entertain their many friends which explains the # of bedrooms and sitting areas throughout the 7,000 square foot 2-story home. Unfortunately, the Colonel was only able to enjoy his creation for a brief time before he passed away in 1997. Choyia took on finishing the home and lived another 25 years in the dream home they built together. Before her passing, we purchased the home and property with the intent of sharing with others the uniqueness of this special place overlooking the Kings River, which is a wonderful place for fishing, kayaking, and relaxing while enjoying the natural beauty of the area.
The home has 5 bedrooms including a 6-bed bunkroom, 4 ½ baths, and sleeps 16 comfortably.
The home has many unique features including 2 wet bars (a small one upstairs and a larger one downstairs), a solarium, a game room with a pool table, a dart board, a game table, and a sitting area with a fireplace. There is a 6-person hot tub /exercise room upstairs along with a sitting area sunroom for relaxing while reading or napping and an adjoining deck for viewing the river and the woods surrounding the property. There is another 2nd-floor deck facing the river on the west side of the home along with a wraparound deck on the first-floor level offering river views.
Although tucked away from the hustle and bustle of cities and towns, Choyia’s Place is centrally located for many of the Ozark attractions for which the area is famous. Historic Eureka Springs is a convenient 30-minute drive offering great places to eat and explore the many Victorian-style homes tucked up against the hillsides.
Dogwood Canyon is about 20 minutes away by car and is a beautifully landscaped park area with walking/bike trails, horseback riding, creeks, waterfalls, trout fishing, and trolley-conducted tours of a unique collection of animals scattered throughout the park.
A little further up the road is Silver Dollar City with its many attractions for family fun and of course the nationally famous Branson with its many music shows and family fun activities is also a short drive away.
For golfers, there are many choices including Top of the Rock and other nearby courses with incredible views of the Ozark Mountains. About an hour west is Bentonville, home of Crystal Bridges Art Museum which is surrounded by beautifully landscaped walking trails.
Whether you float the river, tour the area, or just sit and relax, you will have a fun time and come back and stay again.
